We are a full-service ADU developer in Los Angeles and Orange County.

Tandem ADU was founded in 2020 after changes in the California law. Tandem ADU works with homeowners, from start to finish, to build accessory dwelling units in the Los Angeles and Orange County area.

While we were working on our own new home construction projects, many of our friends and family began to reach out to us for their own ADUs. We saw the need for an ADU solution that was clear and simple where our friends and family did not need to learn ADU laws and hire multiple parties, such as architects, designers, permitting specialists, general contractors, and others. Our team created a stress-free ADU construction experience for friends and family that eliminated the frustration of managing a construction project. Thus, the idea for Tandem ADU was born. It was our mission when starting Tandem ADU to provide a carefree, streamlined approach to building an ADU that was an unbeatable experience. With our in-house design, architecture, permitting, and construction teams, we can ensure an experience with no surprises and fully disclosed costs. We strive to make your ADU experience as easy and transparent as possible.

Why work with Tandem ADU?

01

Comprehensive Solution

Tandem has a complete streamlined process from planning, design, permitting, through construction. We are the perfect solution for homeowners who do not want to have to deal with multiple parties, research local laws and piecemeal the entire process together. On top of this, we are not more expensive than the piecemeal strategy.

02

Trustworthy

Real estate construction is difficult and general contractors are notorious for disappearing from the job or not completing the project. With Tandem, you have a professional team that works well together and a company with resources that will work with you to finish your project. Additionally, our process is transparent so that you as a homeowner has peace of mind during the entire process.

03

Decreased Risk

There are many risks when building your ADU. Finding the right designer, architect, and contractor is hard (we know because we went through that to assemble our team). It is impossible to know if team you found knows the laws, will be reliable and think through needs you may not even know yet. Missing key steps that may later require changes during the design, permitting or construction process can be extremely risky (not possible) and costly. Tandem works through the entire process with you and can help mitigate many of these risks.

Types of ADUs

Attached ADU

An attached ADU is commonly used with single-family homes and is built attached to the primary dwelling. Most of the time, it has a maximum size of 1200 square feet and is limited to no more than 50% of the square footage of the main house. For example, if your house is currently 1600 square feet, you can add an addition of 800 sq ft as an attached ADU.

Detached ADU

Detached ADU is a completely separate structure that is a standalone dwelling. It is not connected to the primary structure and can be added to both single-family and multi-family properties. Depending on your property specifics, it might even be possible to have 2 detached ADUs.

Garage Conversion ADU

A garage conversion is one of most common paths to an ADU. It involves taking your existing garage whether it is attached or detached and converting it to an ADU. One thing to note is that a conversion ADU is created from converting any existing space so it can be a recreation room, storage space, and other areas that already exists on your property and does not have to be just a garage.

Junior ADU

A junior ADU or JADU is always attached to the main house on the property or to an existing ADU. It can be a conversion of existing living area within the main house. JADUs have to be under 500 square feet but a big benefit is that there is no limitation on that 500 square feet regardless of the size of the house. For example, you can have an 800 square foot house and add 500 square feet to it and make it a JADU.
